Compared to the rest of the neighbourhood, its position is marginal.
 
In fact, it is located next to the external border of Civita’s characteristic cliff, in the slope that faces Bagnoregio (east),

placing the property in a reserved and calm position, which is accessible only by a pedestrian pathway.

 

 


This characteristic, almost constant in the whole neighbourhood, is even more highlighted in this case because of the property’s marginal location which protects its owners from tourism, which can be invasive at times, but simultaneously provides a breath taking panoramic view, mainly concentrated on the Calanchi valley.

This property occupies only a fraction of a larger building, and it is built several stories, based on which the destination obtained varies.

Access to the property is gained from the public street, where an external stairway grants access through a single room which occupies the entire floor dedicated to the living room area and kitchen, where you will find a large and antique medieval fireplace.


On this floor there is an internal wooden stairway which leads to the next floor where 2 bedrooms, 2 bathrooms and a small closet have been constructed. The finishing is excellent, result of careful reconstruction and maintenance, the floor is made of terra cotta tiles, the walls and ceilings civilly plastered and painted, the doors which lead outside and to the various rooms in the property are made of solid and antique styled wood, the window shutters too are made of solid wood with out protective elements, the electrical system is functional as is the autonomous gas heating system.

At the beginning of the external stairway, previously described, there is a room on the ground floor with the function of a storeroom and a small toilet, which has been constructed under the stairs. The finishing is good, the walls are painted, the floors are made of terracotta with both internal and external fixtures in solid wood.

This room is connected by a stairway constructed in tuff to the property’s lower level, composed of a first and a second floor underground, where you will find a grotto,

which in the past functioned as a food pantry, or as some sustain, as a tank to store rain water in the Etruscan and Roman times,
 
both connected by the tuff stairway, surrounded by other grottoes, or niches if you may, of various sizes all equipped with a lighting system and well conserved, spread over a surface of approximately 60m˛.

There is a lateral door at the base of the
ex tank which leads to, through a small corridor, also constructed in the tuff, another grotto, which in the past was possibly used as an animal shelter,

and in the external area of exclusive property which is 900m˛, roughly 200m˛ useable;

presently two other grottoes in the tuff result as part of this property, which have not though been described in the paragraphs above.
